UpperKey-Hilfecenter

We assess your property's location, size, condition and rental potential within the Edinburgh short-let market, covering areas like Old Town, New Town, Grassmarket, West End, Tollcross, Haymarket, Stockbridge, then offer you a fixed monthly figure based on that evaluation. This amount is agreed and confirmed before you sign anything.

Yes. Edinburgh is a designated Short-Term Let Control Area covering the whole city, so any property that isn't your main home needs both an STL licence from the council and planning permission for change of use. As part of onboarding, we check your property's licensing and planning status and tell you exactly where it stands before anything goes live.

No. Once agreed, your guaranteed rent stays fixed for the full term, regardless of how bookings, occupancy or the wider Edinburgh short-let market perform during that period.

We handle maintenance and upkeep as part of our Edinburgh management service. If something needs fixing, we coordinate it directly so your guaranteed rent continues uninterrupted.

Guaranteed rent agreements are typically set over a fixed term, giving you predictable income over a defined period. Our Edinburgh team can confirm exact terms for your specific property during your free estimate.

This depends on the specific terms of your agreement. Our team will walk you through the options during your initial consultation so there are no surprises later.

When you self-manage or list independently, your income depends on occupancy and bookings, so it moves up and down with demand. With guaranteed rent, that income is fixed and paid to you every month, while UpperKey takes on the risk of managing bookings, guests and vacancy in Edinburgh ourselves.
